Is it beneficial to the project to overlook the design and planning stage in order to expedite the project schedule and potentially save costs?
In some cases this may occur, leaving the project under-developed in advance of moving forward into a construction phase . This approach can lead to problems down the road when high-price items may need to be modified during the construction phase, often at a premium cost.
It is our experience that a thorough design stage to any project helps to prevent cost overruns during the construction stage due to under-developed planning, often saving potentially large cost modifications for the owner, and potential delays to the project.
Our aim at Apex Architecture Consulting Inc. is to assist owners in developing a clear plan, that takes multiple project factors into account, with associated budgets, in advance of contractor procurement and building operations disruptions, in order to better ensure the fluid delivery of each project.
This process often begins with the initial consultation to review appropriate measures and outcome targets for a project. With these targets clarified and documented, it is possible to move forward with further stages, as appropriate, whether for existing buildings or new construction projects.

Make it stand out.
Both existing buildings and new construction projects proceed through progressive stages as they develop toward a construction phase. Typically these stages include:
Assessments:
Property condition assessments or component assessments, for existing buildings
Design report assessments for new construction projects, which set out the project targets that are intended to be achieved, together with any other guiding information
Budget Services:
Establishing cost parameters at various stages of an existing building or new building project in order to anticipate cost projections in association with design and construction delivery considerations
Construction Document Preparation:
Preparation of construction documentation packages for both existing buildings and new building projects. This may include both drawings and specifications. This information is critical for contractor pricing to be based on, and in documenting the means to achieving project targets.
Contract Administration & Construction Review:
Ensuring project requirements are being implemented during the construction process through a quality assurance field review program, in conjunction with the contractor implemented quality control program.
